Proposed Development
The proposed development offers an ideal opportunity to deliver a high-quality, attractive and well-integrated new neighbourhood, which forms a natural and logical extension to Wellington.
The development will deliver 107 dwellings with 27 dwellings to be affordable, comprising six maisonettes, ten 2-bed properties and eleven 3-bed properties. In regard to market housing, 80 dwellings will be delivered with 18 2-bed houses, 38 3-bed houses and 24 4-bed properties.
The currently proposed site layout is included below.

The proposed housing is to be designed with regard to the local vernacular, reflecting the general character, the street pattern and the materials of the surrounding area.

Children’s play provision will be located to the south of the site, integrated within the wider open space.

The proposal will retain existing landscape features, alongside the provision of new planting, to create a landscape buffers along the northern and southern edges of the site, along with a network of connected open spaces within the site.

There will be a total delivery of circa 3 hectares of multifunctional open space, including formal and informal green space to improve health and wellbeing for existing and future residents to encourage an active lifestyle.

SuDS will be provided throughout the scheme and will include the formation of three attenuation ponds to improve the water quality discharged from the site.

Tree planting and green infrastructure will be implemented through the main streets of the development to add to the character and quality of the scheme.
